6. Location & Upcoming Transformations
Being in a good location doesn’t always means being right beside an MRT station or an expressway. For me, a good location is well-connected to more places than others, and not exactly right smack in the middle of all the action.
While The Florence Residences isn’t as close to an MRT station as some other developments like The Affinity or Parkwood Residences, it is still super close to Hougang and Kovan MRT stations. Case in point: It is only 1-2 bus stops away (depending on which of the 2 closest bus stops you take the bus from) from the Hougang bus interchange, which is beside Hougang MRT and Hougang Mall. And this is with Hougang MRT station being further from the condo than Kovan MRT station.
I don’t know about you, but anything less than 3 bus stops to an MRT station is still extremely near a station to me. From Kovan or Hougang MRT station, getting to Raffles Place is within 25min. When the Punggol Digital District is up and running, we’ll be well-connected to that area as well. Not to forget, the Cross Island Line that will be completed in 2029 will cross Hougang MRT, making it an interchange and increasing connectivity to other parts of Singapore.
In addition to all that, the condo is in a location that is surrounded by eateries, a quiet landed enclave, Serangoon Garden estate, a local junior college – overall a good environment with future transformations.
7. Reputable Developer – Logan Property Holdings
One of the most recent developments by Logan Holdings in Singapore is the prime Stirling Residences in Queenstown. The developer prides itself on its established track record and claimed the 26th position in the China Top 100 Real Estate Developers in 2018. Although most of its achievements are based in China and Hong Kong, we know that the well-to-do there can be very selective when it comes to their investments – another testament to Logan Holdings.
A look at the show flat and technical details of The Florence Residences also shows quality fittings and finishes from big names like Electrolux, Grohe and Geberit. We know we’re in good hands when the developer does not scrimp on these.
8. Functional Layout with Good-Sized Balcony
If there are 2 units of the exact same size but different prices and layouts, assuming everything else is the same, which would you pick? Of course the one with the more functional layout.
The units at The Florence Residences have good layouts and the best part is that the unit we picked has its own separate kitchen. The living and dining areas are clearly distinct from each other, and the master bedroom + bathroom are very generously sized. You could fit a king-sized bed in there, and don’t get me started on the awesome wardrobe!
We love a good al fresco living experience, so for us, having a balcony is a must no matter where we live. The balcony of the “unit” at the show flat fits a couch, so we know the space can be well-utilised. The best part is that our balcony faces the unblocked landed view – we’ve hit jackpot!
9. Good Overall Development Size & Club Condo Concept
There are a total of 1410 units on some 389,236sf (approx.) of land area. This is a good number of units, because it’s not too large such that there is overcrowding, and it’s not too low so monthly maintenance fees can be kept low and spread well amongst all the owners.
Developments with a good number of units means a good average volume of transactions, which helps to push up transaction prices over time.
With the good land size, there are 12 clubs with 128 facilities that residents can enjoy, such as an onsen, tennis court, several gardens, outdoor movie screening, yoga lawn and gourmet pavilions. I was slightly disappointed when we didn’t make it for Gem Residences at Toa Payoh the last time round, but am glad we’ve found The Florence Residences today.
10. Smart Home Features
My husband and I are quite the technology/nerd freaks. So although SMART home features are not a necessity for us, having it is truly something we can definitely do with.
Imagine, no more having to trouble our guests to register at the guard house when they come over to chill, nor having to go to the MCST office during their office hours to book a BBQ pit. Life would be made simpler with technology, so we can focus on the more important things that matter to us.
